Apartment 2, Kleine Gartenstraße 19, Suhl · court case K 9/25
This is how we turn German source material into a clear reading. It is a selected case summary, not a full translation, survey or legal opinion.
Apartment 2 in a two-unit house built around 1902. Exclusive use rights to outdoor areas and outbuildings are described; check the partition plan and land register. (Valuation, pp. 3, 5)
The owner uses the apartment and the summary says there is no lease. The valuer describes substantial renovation needs, no maintenance reserve and no available energy certificate. (pp. 3–4, 29)
The valuer could not establish when the loft was converted or find a post-1990 building permit for it, and does not assume full legal compliance. Ask the authority before valuing use of those rooms. (p. 6)
€43,000 is the appraised market value at 20 January 2026, not an opening bid or winning price. A €21,000 allowance in the valuation is not a contractor’s quote for the actual works. Obtain an independent inspection and estimate. (pp. 3, 30–31)
A 52-page valuation (Gutachten), two-page summary and one-page court security guidance supplied for this example. These selected notes do not replace the complete documents. Request current material from the court using K 9/25.
